Sellers Pay for Your Buyer's Agent!

Your Realtor could be working for the Seller!
Have you ever wondered why you may need a Buyer's Agent or what is a Buyer's Agent? Simply stated a Buyer's Agent is working on behalf of the Purchaser in a Real Estate transaction. This is a contractual agreement between the Consumer and the Realtor and it simply states that the Agent has a fiduciary responsibility of trust and service in favor of the Buyer. Without this agreement your Realtor is actually working as a Sub Agent to the listing Realtor in favor of the Seller. It's an interesting concept and a very important service to the Buyer. If ever there is a problem, whether it be from a Seller of a pre existing home or a New Construction Homebuilder your Buyer's Agent will be there to smooth it out and best of all he's FREE! Commissions are always built into the sales price of a home and in the case of a New Home Builder prices are published and DO NOT change when a Realtor is involved. The Builder simply makes more profit and such profits are generally not passed onto the sales force. Why, you ask? Because Realtors still supply the lion's share of qualified Buyers to most Sellers in any Real Estate market. Even most "For Sale by Owners" are willing to work with a Realtor with a qualified Buyer. The responsibilities of a Buyer's Agent are vast and arduous. It ranges from writing or reviewing purchase agreements, verifying square footages, researching market values, doing walk-throughs, reviewing closing costs, verifying Seller disclosures, mediation between Sellers and Buyers, assistance in Buyer financing, review of all closing documents including final closing statements, surveys and title binders and much, much more. There are also numerous benefits that extend beyond closing that stem from your Real Estate Brokers' reputation and prominence in the business community that can assist Buyer's in mediation of various issues. A good Buyer's Agent will always have the best interests of his clients in mind.
